Oak Street Real Estate Capital: Firm Profile and 2021 Acquisition

Oak Street Real Estate Capital is a diversified real estate investment firm founded in 2009 and headquartered in Chicago, Illinois, that was acquired by Blue Owl Capital in December 2021.

Founding and Core Operations

The firm began operations in Chicago with a focus on real estate private equity strategies. It maintained a team of over 35 employees and managed approximately $12.4 billion in assets as of September 30, 2021. Its activities centered on two primary platforms that combined direct property investments with indirect support for other managers.

Net Lease Investment Platform

The net lease platform acquired properties leased to investment-grade and creditworthy tenants. This approach emphasized sale-leaseback transactions, including triple-net leases, and delivered flexible capital to corporations, healthcare systems, universities, and government entities. The strategy allowed organizations to monetize real estate holdings while retaining operational control of the assets.

Seeding and Strategic Capital Platform

The seeding and strategic capital platform provided institutional capital to early-stage real estate managers. Investments included attractive general partnership economics and an active governance role. The platform targeted management teams with strong alignment and leading investment capabilities, including teams led or controlled by women and minorities. Acquisition by Blue Owl Capital

Blue Owl Capital completed the acquisition of Oak Street Real Estate Capital and its investment advisory business on December 30, 2021. The transaction had been announced in October 2021. Oak Street now operates as a division of Blue Owl while retaining its Chicago office as an additional location for the acquirer. Marc Zahr, co-founder and CEO of Oak Street, joined Blue Owl’s Board of Directors and Executive Committee.

Blue Owl executives described the addition as an expansion of their range of investment solutions through Oak Street’s established net lease platform. Oak Street leadership noted that the combination added flexible real estate solutions to Blue Owl’s existing direct lending and GP stakes offerings.

Distinctions from Similar Names

Oak Street Real Estate Capital should not be confused with Oak Street Capital, a separate commercial real estate financing firm, or with Oaktree Capital Management, an unrelated asset manager. The Chicago-based entity acquired by Blue Owl maintains a distinct identity centered on net lease and seeding strategies rather than broad debt placement or distressed investing.

Current Status Within Blue Owl

Following the acquisition, Oak Street continues to be led by its existing management team. The firm’s two lines of business remain active under the Blue Owl umbrella, contributing specialized real estate solutions to the larger platform’s alternative asset offerings.
